1. Contract

 

The Contract is between the Owner of Tidemill House Apartment and the person making the booking (the Guest) and his/her members of party. The property is to be occupied only by the person(s) specified on the booking form to a total of 4 persons* and to be used for holiday purposes only. 

 

Guests and the all members of your party also agree not to use the property for any illegal or commercial purpose, including subletting, this will result in the immediate termination of the contract and also for you and your party to leave the property with immediate effect. Once the booking has been made the Guest is obliged to make full payment of the accommodation cost as one single payment  – see Payments and Cancellations below. The contract becomes effective once the required monies and signed booking form have been received from the Guest. The contract shall be subject to the laws of England.

 

The lead Guest making the booking must be over 18 years old and confirms that he/she has authority to make the booking on behalf of the party by signing the booking form.

 

We must receive your booking in writing on our booking form. Booking forms must be completed and returned to the Owner upon booking and no later than 4 weeks prior to arrival date. Failure to provide this or failure to provide correct information may result in the termination and loss of your booking.   

 

Please note: Valid ID will be required for every guest and for this to be to produced at the time of check-in. All foreign nationals should carry a valid passport and visa. Failure to produce this may result in our right to refuse or revoke bookings. Should this be necessary no refund will be provided. 

 

2. Payment

 

All payments must be made in pounds sterling. The total balance due is payable in full at the time of booking. 

Payment accepted only via direct Bank Transfer provided that all charges are covered by the payer.

 

Bookings will only be confirmed upon receipt of a completed booking form and full payment. 

 

3. Arrival & Departure 

 

The Guest and his/her party may arrive no earlier than 3pm on the arrival day to  allow  for  proper  preparation  of  your accommodation in-between lets and please ensure that you depart the premises no later than 10am on the departure day unless specifically advised otherwise. Failure to adhere to these times can result in additional rental charges plus a fee for delayed or hindered access to the property by cleaners and caretakers.

 

4. Alterations to Booking
 
Only in special circumstances can we accept alterations to bookings once confirmation of a booking has been issued. There will be an administration charge of £25.00 (incl. VAT) for any alteration made.
 
5. Cancellations

 

Any cancellation made by the Guest for whatever reason shall be in writing or e-mail and addressed to Penryn Bridge Ltd at the address on the Booking Form.

 

In the event of cancellation the guest must advise us immediately whereupon we will, without prejudice to our right to the balance in full, use our best endeavours to re-let. If re-letting is not possible then one third of the total balance paid only will be returned to the guest. Should we be able to re-let the whole period of rental full payment will be returned to the guest minus that of an administrative charge of £50 (plus VAT). Confirmation of refund amount will be provided no later than 14 days after that of the original date of arrival.

 

To avoid cancellation losses guests are strongly advised to take out holiday insurance. 
 

6. Owner Cancellations

 

In the extremely unlikely event of the owners cancellation of the booking, the owners liability will be limited to the immediate return in full of all monies paid by the Guest to the Owner. 

 

7. Obligations of Guests

 
For insurance reasons, in no circumstances may the number of people stipulated in the property description be exceeded and only those listed on the booking form may occupy the property.*

 

Only in exceptional cases the owners may give permission for extra people to occupy the premises, in this case there will be an additional charge at the owners’ discretion, or 10% of the total accommodation cost per person per week. Permission for this must be expressed in writing from the Owners to the Guest. 

 

8. Care of Property

 

The Guest(s) shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning of the rental.

 

The Owners reserve the right to charge the client for any breakages, damage or extra cleaning required of the property found on or after departure. 

 

The Guest(s) undertakes to leave the hired premises secure if left unoccupied during the period of let.

 

9. Security Deposit

 

The Agency and the Owner reserve the right to charge a security deposit. We take a cautionary deposit on all holiday lets, this is for any mishap that may occur during your stay, and we would deduct any costs from the cautionary deposit in the unlikely event of any damages, large breakages, mishaps occurring, or *charge for extra cleaning.

 

Where a Security Deposit is required the Guest will be advised at the time of booking the amount and the method of payment.

 

10. Right of Entry

 

The Guest must allow the Owner, his representatives and/or the Agent reasonable access to the property without notice to the Guest.


11. Complaints

 

All complaints must be notified immediately so that an on-the-spot investigation can be made if necessary. In no circumstances will compensation be made for complaints raised after the tenancy has ended when the hirer has denied the owners the opportunity of investigating the complaint and endeavouring to put matters right during the tenancy.

 

The Guest or any member or members of the party are not to cause an annoyance or become a nuisance to occupants of the adjoining premises.

 

The Guest or any member or members of the party must give the owner the right to inspect the property during the holiday.

 

12. Liability


The owners do not accept liability for any act, neglect or default on the part of the Guest or any member of his/her party or any other person(s) not within their employ or otherwise under their control, nor for any accident, damage, loss, injury, expense or inconvenience, whether to person or property, which the tenants or any other person may suffer or incur arising out of, or in any way connected with the letting.

 

13. Pets & Smoking 

 

Pets and Smoking are strcitly forbidden within the premises. Failure to adhere to these terms may result in deductions being made to your security deposit. 

 

14. Disclaimer

 

The Owners have taken every care to ensure the accuracy of property descriptions on their web site, and all information is provided and done so in good faith and is believed to be correct. Should you find there to be any ommisions to this please inform the owners via the Contacts Page provided. 

 

We do however reserve the right to refuse or revoke at any time bookings from any party who may in our opinion and at our discretion, be unsuitable for the apartment concerned and admission may be refused to any or all members of parties where these conditions are not observed.
